York real estate enjoys spring fling | SeacoastOnline.com

YORK, Maine ? Real estate sales in York took a giant leap forward during the months of March, April and May.

According to data from transfer tax declarations on file in the assessor's office in York Town Hall, the value of houses and condominiums that sold during the spring rose 117.6 percent over the total value from the winter.

The jump was driven by home sales.

The data shows that 73 transactions involving single-family houses totaled $37.2 million during March, April and May compared to $14.8 million in the winter months of December 2011 and January and February 2012.

Condo sales, involving 11 transactions, totaled $2.8 million during the spring versus $3.6 million for the winter.

The jump in sales volume, especially in homes that sold for more than $1 million (there were six of them during the period), also helped boost the average price from winter to spring.

During the winter, the average price of a home that sold in York was $388,497, while the average price in the spring increased by 31.2 percent to $509,856.

The average price of a condo dipped by 37.4 percent: From $401,636 in the winter to $251,545 in the spring.

The York County seacoast region (including Kennebunk, Kennebunkport, Wells, Ogunquit, York, and Kittery) saw a healthy increase of 55.8 percent in total sales for homes and condos.

The average price of a residence in the region, however, declined ? by 10.2 percent for a house and by 16.9 percent for a condo.
